The Self Build Loan Fund is now open to applications from individuals and families who are unable to obtain mainstream self-build mortgage finance, for a maximum loan of £175,000. The Self Build Loan Fund will be available for up to 5 years but with an initial period of 3 years to 31 August 2025, all loans following this initial period must be repaid by 31 August 2026 by obtaining a mainstream mortgage upon completion of the project or by using the equity following sale of the existing home.

- People living in ‘remote’ locations such as the Highlands and Islands, where mortgage lenders are now less willing to lend
- Older people who wish to downsize and are unable to obtain a mainstream self-build mortgage
- Crofters, as the loan can be used together with the Croft House Grant scheme
- Those who have been gifted a plot of land where some lenders are reluctant to accept

The Self Build Loan Fund is administered by the Communities Housing Trust (CHT) on behalf of the Scottish Government. Any loans agreed will be between the borrower and the Scottish Government. The loan takes the form of a standard security over your house site. Your house is at risk should you not repay the loan within the agreed time period. Please seek independent financial or mortgage advice prior to proceeding with an application.

To obtain a Stage One application form, please make sure you meet ALL the criteria set out below:
- Demonstrate that you have been unable to obtain mainstream self-build mortgage finance for a new home (not a conversion or extension); and
- Intend to occupy the property as your sole and only residence; and
- Own a house plot (including a de-crofted site if applicable); and
- Have Full Planning Permission in place and be ready to apply for a Building Warrant; and
- Have a defined elemental build cost and construction programme; and
- Be able to demonstrate that you will be able to repay the loan upon completion of your build
