Melness Crofters Estate Secure Planning Approval for 11 New Homes in North West Sutherland

Communities Housing Trust
 (CHT), working in partnership with the Melness Crofters Estate (MCE), is delighted to announce that the Highland Council have granted planning permission for 11 new homes in the Talmine area of Melness. This development marks a significant step forward in population renewal efforts across North West Sutherland.
 

The new housing development aligns with the Scottish Government’s designation of North West Sutherland as a Repopulation Zone, a strategic initiative to encourage sustainable population growth in rural communities. The project also supports the goals outlined in the NW2045 regional development strategy, which prioritises population renewal, affordable housing, and community-led development. 

The Melness Crofters’ Estate approached CHT in May 2021 about land owned by them which may be suitable for more affordable housing development in the village of Talmine, Melness. Since then, CHT have supported MCE to obtain funding from the Community Regeneration Fund to fund their planning application. 

Morven Taylor, Interim Chief Executive Officer of CHT, “We are delighted that planning has been granted in Melness. The provision of new affordable homes will make a lasting and positive impact on the future sustainability of the community by offering homes for those with a need to live in the North of Scotland. Community led housing can ensure that the project is supported and directed by local involvement, which can help deliver a more holistic and inclusive outcome. We look forward to working with MCE on the next stages of the project.”   

Dorothy Pritchard, Chair of MCE, “Affordable housing is vital for the social and economic growth of the North Highlands. Having well insulated and modern housing will help young people to stay, attract new residents and support future job opportunities. Homes and jobs go hand in hand, without one the other cannot thrive. MCE is committed to being part of the solution by delivering housing that sustains the community and underpins long-term development.” 

The homes will be designed to meet local needs, supporting both affordable housing and sustainable rural living. The project exemplifies the collaborative approach championed by the Scottish Government, Highland Council, and community facilitators such as CHT to ensure that small, remote communities can thrive. 

Both CHT and MCE are now preparing for the next phase of development and look forward to bringing new opportunities and renewed vitality to the area.
